Developers broke ground this week on a 494-unit luxury apartment complex that will anchor the transformation of Boca Raton’s longtime Office Depot corporate headquarters into a mixed-use destination now that much of the massive structure has been demolished.
Related Group, PEBB Enterprises and BH Group marked the start of construction on Broken Sound Residences at 6600 N. Military Trail, the first major milestone in a broader redevelopment of the roughly 28-acre former corporate campus. The project will combine residences with destination retail, an Equinox fitness club and modern office space.

The site long served as the headquarters of Office Depot. Boca Raton’s city council approved the original 624,230-square-foot office complex in 2006. The company, previously based in Delray Beach, moved into the building in 2008 after a parking deck expansion the prior year. The property sold in 2023 for $104 million, and redevelopment has been anticipated ever since. Office Depot continues to lease a portion of the building for corporate operations that include former rival OfficeMax.
In February 2025, the council upheld a planning board recommendation and approved plans to demolish 245,983 square feet of office space — about one-third of the existing total — on the partially vacant complex. That work has largely been completed, paving the way for this week’s groundbreaking ceremony to usher in the construction of the residential development.
The city’s approval allowed conversion of the site while retaining 405,282 square feet of existing office space. The southern portion of the complex adjacent to the parking deck was designated for demolition. New commercial space totaling 42,840 square feet intended for retail and restaurants is planned between four buildings fronting Military Trail.

Broken Sound Residences will occupy approximately 9.9 acres on the southern portion of the site. Designed by MSA Architects, the community will include 223 “Manor” residences with one-, two- and three-bedroom units and contemporary interiors; 239 “Icon” residences featuring upgraded finishes and exclusive access to a private rooftop lounge overlooking the historic Old Course at Broken Sound; and 32 “Reserve” residences described as “ultra-luxury” by Related Group officials. Fifty workforce residences are also planned, which will see rent prices scaled to match a tenant’s income.

It’s exactly what the next generation of Boca Raton residents is looking for.”

The development will offer more than 23,000 square feet of indoor amenities alongside outdoor gathering spaces spanning more than half an acre. Features include two expansive pool decks with private cabanas, hot tubs, a cold plunge, a pavilion bar, outdoor grilling stations and lounge areas; a quieter courtyard with an additional pool, jacuzzi and resident wine lounge; a hidden speakeasy lounge; private dining room; golf simulator; coworking lounges; resident clubrooms; and a state-of-the-art fitness center. Icon residents will have exclusive rooftop access.
Related Development is leading the residential component while PEBB Enterprises redevelops the remainder of the campus. Equinox is among the first announced tenants.

“When this is finished, people won’t just live here — they’ll build their whole day around this community,” Patterson said. “They’ll grab a workout at Equinox before work, meet friends for dinner without ever getting in a car, and come home to a place that feels more like a retreat than an apartment. That’s the kind of place we set out to create, and it’s the kind of address Boca Raton will still be proud of a generation from now.”
Under the 2025 approval, the residential phase was expected to follow demolition and commercial construction, with possible completion of the residential portion in 2027. The southern parking garage is to be retained for use by the entire site.
