A downtown Boca Raton construction project that has garnered attention in real estate media for its “branded” presentation has many residents asking how, exactly, it will fit into such a small space between SE 3rd and SE 4th streets, just west of Federal Highway. The answer is the elimination of portions of two streets, two alleyways, the demolition of existing properties on both roadways, and 12 stories of luxury condominiums with an associated parking deck.
The property at 41 SE 4th Street will be known as the “Mr. C” residences, a name attached to what was previously known as “The Boca Raton Residences.” The name “Mr. C” refers to Harry Cipriani, the patriarch of the Italian family that broke into the hotel business in Venice, Italy and originally sold rights to the family name’s trademark in 1967. The Cipriani name has since been associated with luxury hotels across the world, primarily in New York City. Numerous restaurants also bear the family name across the world, including multiple properties in New York and others scattered across the globe from Ibiza to Dubai. The “Mr. C” building is being developed by Key International and Wexford Real Estate Investors, of Miami and West Palm Beach, respectively.

The Boca Raton property will encompass a 2.1-acre swath of land that stretched between the south side of SE 3rd Street and the south side of SE 4th Street. The building itself will subsume portions of both streets just west of Federal Highway, where each will be vacated. The city council approved the street vacation, meaning SE 3rd Street will no longer act as a thru-street. SE 4th Street is already blocked by an office building – currently being demolished for the unrelated Modera Boca project – and does not go through the Dixie Highway. Several buildings will be demolished to make room for the 133-unit building – pared down from its originally-approved 190 units – including the properties at 14 SE 4th Street, built in 1963; 33 SE 4th Street, built in 1969; 41 SE 4th Street, built in 1962; and 36 SE 3rd Street, built in 1963.
In addition to the street vacations, two alleyways that run north-south across the property will be vacated and will no longer exist. The alleyways, the developer said at the time of approval in 2023, had fallen into disrepair. In all – between the street and alleyway vacations – 20,100 square feet of property, or .46-acres, will be abandoned.
Sidewalks along streets are proposed along SE 3rd Street and a portion of the abandoned SE 4th Street. Additionally, a sidewalk from SE 3rd Street leading to the lobby and courtyard, sidewalks surrounding the courtyard, and sidewalks along the loading bay located adjacent to the southwest corner of the property will be provided. No sidewalks will be added along the west and east alleyways. The sidewalk along SE 3rd Street will be buffered from the road to accommodate shade trees, according to the city’s approval documents. There will be sidewalks of various sizes along the courtyard roundabout, and new sidewalks along SE 3rd Street, sidewalks along SE 4th Street, and the landscaped walkway will be 5-feet wide.

Vehicular access to Mr. C will be located through a full access driveway connection to the new terminus of SE 4th Street. Due to the right-of-way abandonment and driveway reconfiguration, eight existing public parking spaces will be replaced and provided on the property along the abandoned portion of SE 4th Street. A parking structure is incorporated into the building itself, which includes at-grade parking as well as upper-story levels. Access to the parking structure is provided on the interior courtyard, north and south of SE 4th Street.
A traffic study conducted by the developer found that the building is expected to generate an additional 521 daily trips, 24 trips in the AM peak hour and 38 trips in the PM peak hour.
Key International and Wexford Real Estate formally announced details of the project earlier this month, releasing renderings of the future complex and details of what it will contain. But many residents greeted the news on social media as a symptom of overdevelopment of the downtown sector, and lambasted the prices of the residences, which start at $1.7 million and only rise from there, as another factor that may limit the ability of long-time families to remain in town. Conversely, supporters held that the complex will rejuvenate two streets with aging buildings, bumpy road surfaces and bring fresh development closer to Dixie Highway, a thoroughfare which has largely been ignored by developers in the past. Mr. C will, essentially, expand the downtown area westward toward the FEC-Brightline railroad tracks.
The building will contain 133 private residences with two- to three-bedroom layouts. Residences will feature open kitchens “designed in Mr. C’s signature style,” the developers said in a statement, with custom Italian cabinetry, natural stone countertops, and premium Wolf and Sub-Zero appliances, as well as floor-to-ceiling windows and expansive balconies with glass railings.The building was designed by Arquitectonica, based in Miami, which will simulate a European style.

In addition to the 133 residences, the Mr. C complex will contain the Bellini Restaurant on the ground floor, which will be open to residences and the public; the rooftop Mr. C Bar & Lounge, which will be open only to residents; a rooftop resort deck for residents with an infinity pool, private cabanas, open-air cinema, outdoor dining and lounge areas; and a full wellness level that will include a spa with hammam, infrared sauna, steam room, sound dome, a “Technogym” fitness center, yoga studio, lap pool, hot-cold plunges, plus private padel and pickleball courts.
The complex will also provide residents with hospitality services include concierge, valet, housekeeping, in-residence dining and poolside service.

The building was approved in 2023, construction is slated to get underway imminently, and sales are expected to launch in spring 2026, with the official sales gallery opening at 36 SE 3rd Street.
