City staff is reviewing an application to convert a Holiday Inn & Suites location in town to residential apartments.
Located at 701 NW 53 Street, the hotel stands within the southernmost portion of Park of Commerce Boulevard, adjacent to two other hotels – an Embassy Suites and a SpringHill Suites. Initial plans call for converting the existing 183-room hotel into 125 multifamily dwelling units under the Commercial Industrial Multifamily Development (CIMD) provisions of the city code.
The CIMD initiative was undertaken by the city to promote the conversion of disused commercial or industrial spaces to residential use to meet housing demand in the area. Numerous properties – most commonly office buildings – in the commercial sectors off Congress Avenue, north of Yamato Road, have proposed conversions of office space to residential use as demand for offices have has been reduced in recent years due to remote work and co-working spaces.
According to the plan under review, there would be no changes to the building’s footprint, height, or square footage. Additional site improvements are included as part of the application, however, including an 8-foot shared-use walking and biking path, plus street trees.
The application would also set aside 10 of the units for affordable housing and 5 percent of the units for workforce housing.
The project has yet to be scheduled for a formal hearing in front of the city’s planning board or council.
